Three homes on the same street all sold for more than $2 million in January. Among the top buyers in Nashville and the surrounding counties were prominent Christian authors, the co-founder of college sports website Rivals.com and a venture-capital veteran who now holds a prominent position in Nashville’s Mormon community. Auto magnate and conservative political donor Lee Beaman also topped the list with the sale of an under-construction mega-mansion.

Below are January’s top 10 home sales in Nashville and surrounding counties, ranked by sale price.

1. 1608 Chickering Road, Nashville 37215

Buyer: The James Trust

Sale price: $7.2 million

Seller: Lee A. Beaman

Seller’s agent: Hal Rosson, Freeman Webb Co.

Buyer’s agent: Steve G. Fridrich, Fridrich & Clark Realty

Auto magnate Lee Beaman sold this under-construction mega-mansion. Perhaps he could use the millions in proceeds to fund any of his political pet projects — including defeating Mayor Megan Barry’s transit initiative.

2. 4405 Iroquois Lane, Nashville 37205

Buyer: Mary McEniry McFerrin Silva

Sale price: $4.85 million

Sellers: David T. Vandewater and Phyllis B. Vandewater

At nearly 12,000 square feet, this estate home is “commanding, but not stuffy,” according to the listing. Its expansive floor plan is “well thought,” and it’s a “perfect home for [a] large, active family.”

Here’s the first of three homes in Witherspoon, Brentwood’s luxury-home development, to make it onto January’s Headline Homes list. The house spans more than 9,000 square feet and features a pool with a waterfall edge, a poolside cabana and a spiral staircase to a rooftop terrace. If two fireplaces aren’t enough for you, fear not: It’s got three.

Sale price: $2.8 million

Located just down the street from the previous entry, this new construction features reclaimed oak antique flooring. The foyer of the English Tudor-inspired home features a 23-foot ceiling, and the great room has an 18-foot ceiling with hemlock beams.

Like the other two Witherspoon homes in January’s top 10, this one was featured in last year’s Parade of Homes presented by the Home Builders Association of Middle Tennessee. Its new owners are big shots in the local Mormon church, and Jared W. Stone is a co-founder of California-based venture capital and private equity investment firm Northgate Capital.

6. 423 Canterbury Rise, Franklin 37067

Sale price: $2.18 million

Sellers: Melvin T. Rice and Valerie Montgomery Rice

One of the new owners of this “stunning Tuscan-style home,” Steven Barbarick is the president of Tractor Supply Co., the Brentwood-based publicly traded retailer. The home spans more than 11,000 square feet and features a swimming pool, a hot tub and a large covered terrace.

Sale price: $1.85 million

Long held by Nashville’s Neff family, this home was recently sold to the Terrys — and has since been demolished. Shannon B. Terry is the co-founder of college sports websites 247Sports and Rivals.com.

10. 214 Fourth Ave. S., Franklin 37064

Buyers: Wayne DeVeydt and Michele Jackson

Sale price: $1.8 million

Seller: Cindy Church

Buyers’ agent: Amy Jackson Smith, Worth Properties

Wayne DeVeydt, one of the new owners of this 1900-built Franklin home, was recently named CEO at Brentwood-based Surgery Partners. At a little more than 4,000 square feet, the restored home is “a true downtown gem,” according to the listing.
