Home sales typically tick up in the summer, as relocating families who have waited for the last school bell to ring start earnestly looking to make that move.

The broader Nashville market has been a bit wishy-washy for a few months, slipping a bit against last year or just holding the line. On the high end, though, things are still quite rosy. Thirty-one single-family homes hit seven figures in May, and this month's list includes the biggest buy of the year.

As always, what follows is the top 10 single-family home purchases for last month, ranked by sales price:

1. 4194 Columbia Pike, Franklin, 37064

Buyer: Dugas Farms LLC

Sell price: $5 million      

Sellers: MTS Enterprises LLC and Carol L. Somers

Sellers' agents: Tom McArthur Jr., McArthur Sanders Real Estate and Eric L. Boozer, Franklin Real Estate Group

Buyer's agent: Steve Condurelis III, Keller Williams Realty

A nearly 6,400-square-foot home on nearly 270 acres tops this month's list — and it's a $5 million doozy, the most expensive home of the year and the first $5 million home since August 2013.

The buyer, Dugas Farms, is an LLC representing Laura Dugas, daughter of Cal Turner Sr., the late founder of Dollar General, and her husband, Wayne. The couple have numerous charitable interests.

In addition to the main house, the property includes several outbuildings and barns and two rental properties, plus a stock pond. The sale also rolls in two adjacent tracts that have "future development potential."

2. 404 W. Brookfield Drive, Belle Meade, 37205

Buyer: Sweetie LLC

Sell price: $2.4 million      

Sellers: J. Greg and Denise S. Sikes

Sellers' agent: Missy Rodriguez Brower, Zeitlin & Co.

Buyer's agent: Amy Smith, Worth Properties

The identity of Sweetie is unclear — the LLC's registered address matches a Knoxville law firm — but whoever Sweetie is bought this 70-year-old, 6,550-square-foot Belle Meade home that must have been coveted, since it spent just three weeks on the market. It includes a carriage house that's fully plumbed with a kitchen and bath. What's more, the main house doesn't have simply a master bedroom or even a master suite: It's billed as including a "master retreat."

Seller J. Greg Sikes is a cardiologist; Denise Sikes is an event planner with Big Events Inc.

2 (tie). 4 Oxmoor Court, Brentwood, 37027

Completed earlier this year, this 9,200-square-foot Governor's Club home has "endless details," according to a listing that doesn't enumerate those details.

4. 1069 Vaughn Crest Drive, Franklin, 37069

Buyer: Max Elite LLC

Sell price: $2.25 million      

Seller: Di-TN 2 LLC

Seller's agent: Jack S. Miller, Parks

Buyer's agent: Carrie Zeier, RE/MAX Elite

This home was part of a big vulture buy back in 2010. Seven parcels, owned by Steve Hulen Construction, were sold by Regions Bank in lieu of foreclosure, purchased by Di-TN 2 LLC for a cool $1 million. The sale included four spec homes (including this one) and three undeveloped properties.

In four years, Di-TN turned this one into $2.25 million, purchased this month by Max Elite, the legal name of real estate company RE/MAX.

The home itself has a domed ceiling in the foyer and 6,000 square feet just in the basement.

4 (tie). 443 Canterbury Rise, Franklin, 37067

Seller: Capital Bank NA

Seller's and buyer's agent: Carrie Zeier, RE/MAX Elite

Speaking of distressed properties, Capital Bank sells this massive new home — and its three laundry rooms — in Franklin's Avalon subdivision.

The bank purchased the home at foreclosure in late 2013 for $2.2 million, making a small profit after having listed it for just 24 days.

6. 1432 Tyne Blvd., Forest Hills, 37215

Buyer: Douglas S. Hale, trustee for a Land Trust Agreement

Sell price: $1.95 million      

Sellers: Roger and Kristina Detter

Sellers' agents: Ben delCarmen and John Rula, Latitude Realty GroupBuyer's agent: Carolyn D. Akins, Neal Clayton Realtors

Sitting on two acres, this 5-year-old Forest Hills home has 23-foot cathedral ceilings in its family room and a "backyard retreat" with "lanais, patio and gazebo with outdoor kitchen."

Mr. Detter is a senior vice president at Asurion. Mrs. Detter is a nutritionist who runs a consultancy.

7. 5318 Parker Branch Road, Franklin, 37064

Buyers: Chris and Gina Drazan

Sell price: $1.775 million      

Sellers: David D. and Dru D. Wilson

Buyers' agent: Steve Condurellis III, Keller Williams Realty

This Leiper's Fork farm sits on 17 acres and includes a 717-square-foot guest house and a custom horse barn. Unfortunately, the antler chandelier does not remain for the new buyers. The Drazans are relocating from the Twin Cities, where he is a founder and managing partner at Radian, a business consultancy.

8. 7 Carmel Lane, Brentwood, 37027

Buyer: Jake Leduc LLC

Sell price: $1.62 million      

Seller: Shawn M. Walters

Seller's agents: Tim Thompson and Tess Thompson, Tim Thompson Premier Realtors

Buyer's agent: Ryan Miller, The Lipman Group Sotheby's International Realty

An interesting one here. The address for the purchasing LLC matches that of Adeptus, an Ocean City, N.J., accounting firm, and its registered agent is Nashville-based National Corporate Research. As for "Jake Leduc," there are a handful of them out there, but none appear to have any connection to Middle Tennessee, past, present or future.

The home itself is "absolutely stunning," per the listing, and includes a pool and hot tub — plus "every room represents a dramatic entry into the world of haute design." Despite all that, Walters is taking a bit of bath on it: He paid $1.635 million for the home just last year.

9. 205 Thornhill Crescent Drive, Brentwood, 37027

This Annandale entry promises "spectacular views" on a lot that backs to a wooded common area. While it already includes five bedrooms, a basement playroom is convertible and there is plenty of storage — more than 800-square-feet in three separate locations.

10. 212 Deer Park Circle, Belle Meade, 37205

Sell price: $1.405 million

High-powered Waller Lansden attorney/lobbyist James Weaver and his wife sell this Belle Meade home, a "charming Tudor" built in 1927, to Bureon Ledbetter, general counsel for Chick-fil-A.

The home — befitting its era — has hardwood floors, wrought-iron railings and 12-inch baseboards.
