Following a $12 million sale, a replacement building is planned for the 12South site of popular craft beer and burger business and venue 12 South Taproom & Grill — with future tenants expected to be national clothing retailers Ralph Lauren and Alo.

The taproom will cease operations after May 25, according to Will Shuff, who co-owns the business with Jamy Borda. 

The new owner of the property, located at is 2318 12th Ave. S., is an LLC, details about which Scene sister publication the Nashville Post was unable to determine. The seller was Jaw on 7th LLC, which is affiliated with Borda, Shuff and Bill Shuff (Will's father).

The eventual additions Ralph Lauren and Alo will continue 12South's transitioning from a commercial district with local businesses to one with national chains, many of them upscale.

A stormwater grading permit is being sought, according to a Metro document that references “development of a retail building with two tenants.” Nashville-based Catalyst Design Group is listed on the permit.

A source tells the Post the aforementioned Ralph Lauren and Alo (which sells athletic clothing) are slated to be tenants in the future structure.

Jaw on 7th LLC paid $1.15 million for the 0.43-acre property in 2012, Metro records note. The building currently located on the site — which is oriented in a suburban manner with parking separating the structure from the sidewalk — will be razed and replaced. Metro's urban zoning overlay will require the replacement structure to be positioned at the sidewalk in an urban manner.

Shuff opened 12 South Market and Deli in 2003, with that business transitioning in 2006 into the 12 South Taproom. In 2017, Shuff and Borda opened the 51 North Taproom in The Nations neighborhood in West Nashville.

12 South Taproom & Grill began operations at about the time both 12South and Nashville’s craft beer scene were beginning to gain momentum. The space is also known to host live performances, including a weekly bluegrass show every Monday night from Chris Capozzoli and Friends.

"Right now we're focusing on 51 North Taproom and don't plan to relocate 12 South Taproom," Shuff tells the Post. "The restaurant business is about as challenging as it has been in my 25 years of being involved in the industry.

"I hope our customers will continue to support small, local independent businesses."
