Headline Homes: June 2019

1103 Belle Meade Blvd.

After being shut out last month, Franklin roared back with a vengeance in this month’s ranking of the highest-priced home buys in the area, putting five homes on the list, including the top two.

Though what are likely the most compelling buyers and sellers are hidden behind trusts and LLCs, June’s list will still pique the interest of the history-minded. The list leads off with a 208-year-old farmhouse and wraps up with a 1930s Georgian with ties to Nashville business and entertainment.

1. 340 Kinnie Road, Franklin

Buyer: Kinnie Real Estate Trust

Sale price: $5 million

Seller: Judy Valle Ware

Seller’s agent: Christy Reed, Fridrich & Clark

Buyer’s agents: John Lott and Kim Fennell, Main Street Real Estate

This gated 23-acre property is full of amenities. In addition to the 10,000-square-foot main house — which has seven fireplaces and was originally built in 1811 — there’s a guest house next to the pool, a carriage house with a six-car garage and its own guest quarters, a 10-stall horse barn with a full-size basketball court attached, and a riding arena.

2. 1710 Lawrence Road, Franklin

Buyers: Kyle B. and Alanna S. Matthews

Sale price: $4.75 million

Seller: Joel Dobberpuhl

Seller’s agents: Laura Stroud and Lisa Fernandez-Wilson, French King Fine Properties

Buyers’ agent: Tim Thompson, Tim Thompson Premier Realtors

Nashville Predators ownership group member Joel Dobberpuhl sells his 47-acre Franklin property to Matthews Real Estate Investment Services founder Kyle Matthews.

The 6,000-square-foot home sits atop a hill offering wide views of the surrounding countryside. There’s a pool, a spa and a guest house with its own sauna, plus riding and hiking trails, a “sport court” and a barn. The ecologically minded will be happy to learn the home uses a geothermal HVAC system and that the horse barn uses solar power.

3. 1103 Belle Meade Blvd., Belle Meade

Buyer: Julie Boos, trustee

Sale price: $4,062,500

Seller: Alexee Allen Saunders Trust

Seller’s agent: Steve G. Fridrich, Fridrich & Clark

Buyer’s agent: Grace Clayton, Neal Clayton Realtors

Julie Boos of Flood, Bumstead, McCready and McCarthy fronts this purchase of a Belle Meade classic, indicating the buyer is some kind of entertainment personality.

The five-bedroom colonial on the Boulevard includes a formal dining room (naturally, for a home of its location and vintage) and a spacious Florida room. It presold before formally entering the market.

4. 1208 Round Grove Court, Brentwood

Buyers: Christopher L. and Tanya A. McMillen

Sale price: $3.3 million

Seller: Trace Construction

Seller’s agents: John Spoon and Matt Burhart, Parks

Buyers’ agent: Unknown

For the second consecutive month, a new home on Brentwood’s Round Grove Court comes in at No. 4 on our list. The buyer of this home — just a few lots away from where former Predator Mike Ribeiro purchased last month — is Chris McMillen, president of server firm Data Blue.

The five-bedroom new-build includes five full bathrooms and two “powder rooms,” all on two acres at the end of a private cul-du-sac.

5. 5028 Franklin Pike, Oak Hill

Buyers: Allen B. Miller Jr. and Christina Michelle Griffey

Sale price: $2.9 million

Seller: Jennifer S. Dunlap, trustee

Seller’s and buyers’ agent: Mike Lytle, Foxview Realty

Buyer Allen B. Miller Jr. is the founder and CEO of Medliant, a health care management firm, and is not to be confused with Alan B. Miller, the founder and CEO of UHS, a health care management firm.

This massive eight-bedroom home checks in at a whopping 11,000 square feet — quite spacious for a home built nearly 60 years ago. A guest house stands astride the saltwater pool out back.

6. 5318 Parker Branch Road, Franklin

Buyers: Brian and Julie Schmucker

Sale price: $2.8 million

Seller: Chris Drazan

Seller’s agents: Jane Hunter Hicks and Kim Brogli, Jane and Kim Land and Home

Buyers’ agents: Lisa Davis and Gregory Carl Davis, Parks

This 17-acre equestrian property with a five-stall barn ain’t just for the horses. There’s also a custom-built chicken coop, which appears to be a first for Headline Homes. And for folks who prefer their animals less domesticated, the listing promises lots of wildlife, too.

The five-bedroom farmhouse has a spacious front porch, a swimming pool and a guest house.

Brian Schmucker is the founder and CEO of Chicago-based investment advisers RiverNorth. Seller Christopher Drazan is not the midfielder for SC Austria Lustenau. This Christopher Drazan has not been capped three times for Österreichische Fußballnationalmannschaft, rather he is a founder and managing partner at Radian, a business consultancy.

7. 1041 Vaughn Crest Drive, Franklin

Buyers: Cassie H. and Dean Grier Short II

Sale price: $2,612,500

Seller: Rochelle B. McAlpin

Seller’s agents: Tami Siedlecki and Marsha Simoneaux, Fridrich & Clark

Buyers’ agents: Leanne Vande Kamp and Anna Shea Vande Kamp, Parks

This month’s obligatory Laurelbrooke entry is a “hilltop estate” in the “French Mediterranean” style. Nice? Cannes? Marseille? Montpellier? The mind boggles.

The floor plan is open, and there’s space for a pool adjacent to the “fabulous screened porch,” a feature of many a French Mediterranean home.

 8. (Tie) 4320 Carrolton Drive, Franklin

Buyer: Kenneth J. and Holly Hoefling

Sale price: $2.6 million

Seller: Mark Kryscynski

Seller’s agent: Laura Baugh, Worth Properties

Buyers’ agent: Brian Cournoyer, DeSelms Real Estate

This barnwood-floored, 8,000-square-foot, five-bedroom home was sold by its builder, Mark Kryscynski, to Ken Hoefling, a former Caterpillar vice president who is now operating partner of private-equity firm LFM Capital.

The listing promises lake views. In Franklin?

8. (Tie) 900 20th Ave. S., Apartment 1705, 37212

Buyer: Nashville Condo LLC

Sale price: $2.6 million

Seller: The Woodmont Trust

Seller’s and buyer’s agent: Steve G. Fridrich, Fridrich & Clark

An Adelicia penthouse with an owner concealed by a trust sells to a new owner, similarly camouflaged. Nashville Condo LLC is associated with Paul McCoy Family Office Services, a Boston-based company promising to serve “the needs of high net worth individuals and families.”

Said high-net-worth individual or family picks up a two-bedroom, 2,800-square-foot condo on the Adelicia’s 17th floor.

Headline Homes: June 2019

4925 Tyne Valley Blvd.

10. 4925 Tyne Valley Blvd., 37220

Sellers’ agent: Richard B. French, French King Fine Properties

Originally the home of Edward Potter Jr., founder of Nashville’s Commerce Union Bank, it also served as the residence of country star Lynn Anderson during her marriage to the improbably named Louisiana oil tycoon Harold “Spook” Stream III.

The four-acre estate includes a pool, a pool house and caretaker’s quarters.
