The year’s first edition of Headline Homes starts with a sales price that will be hard to top — a $7 million transaction in an unusual (for this monthly list) location. Our top 10 also includes a stone cottage with ties to Nashville’s political history, a pair of relocating Californians, and a host of doctors finding new homes to start the year.

A new year of Headline Homes starts off with a bang: the massive $7 million transaction of a 120-acre equestrian estate in rural Maury County.

Buyer Willis Johnson will be able to take advantage of the app that funded this boffo buy. He is the founder of Takl, a sort of Uber-style app for casual around-the-house labor, which, judging by the size of the check he wrote for his new home, has been very successful indeed. 

The 8,900-square-foot main house includes six bedrooms and eight-and-a-half baths across three floors and a basement. There’s a detached bowling alley and in-law quarters (those structures total an impressive 4,113 square feet alone), and the surrounding property is a mix of woods and pasture along Flat Creek and includes a 10,000-square-foot “horse facility” and outdoor entertainment space.

Built in 1925, this unusual all-stone colonial near Hillsboro Village was for years the home of the late Betty Nixon, a trailblazing Nashville politician. She was among the first women to run for mayor and is regarded as a pioneer in neighborhood activism.

Recently restored but maintaining its historic character, the home includes a hand-carved marble fireplace and oak floors.

Known as Little Orchard Grange, this architectural ode to an English estate in Nolensville sits on 15 plush acres. Built in 2000 and recently renovated, the 10,000-square-foot home with hickory flooring throughout includes a theater and an extensive wine cellar, along with also-extensive guest quarters and a pool out back.

Seller McCain founded The Baughan Group, a successful heavy-equipment and mining concern.

4. 1584 Old Hillsboro Road, Franklin

According to a profile in The Tennessean, the Cataldos, who make their home near Los Angeles, purchased this farmhouse on 10 acres in rural Williamson County after falling in love with the Midstate when their son toured Vanderbilt on a college visit.

The property, like most spreads on Old Hillsboro, includes a horse barn and all the equestrian necessities. Jennifer Cataldo told the daily she plans to renovate and update the 4,600-square-foot home while maintaining its pastoral character.

It’s back-to-back California relocations, as Bakersfield-based car dealer Stephen Downs buys on the lakeside in Gallatin. 

Predictably, the home includes a boat dock (with lifts!) and everyone’s favorite architectural detail learned from Golden Girls marathons: a lanai (this one is 80 feet long and surrounded by arches). The nearly 8,000-square-foot house has painted barrel ceilings, a gourmet kitchen and a 10-foot-wide entry hallway.

6. 3420 Valley Brook Drive, 37215

This five-bedroom, five-and-a-half-bath, 6,600-square-foot home sits on 1.79 acres, which qualifies as “sprawling” in Green Hills.

Built just five years ago, the house is nonetheless listed with boasts of “stylish upgrades.” The house includes an elevator, climate-controlled wine cellar, refinished hardwood floors and quartz countertops, with a saltwater pool out back.

The virtually Google-proof Patrick Kennedy is not the former congressman from Rhode Island and son of Ted. He and Amos are, in fact, local television and film producers.

7. 3514 Shys Hills Drive, 37215

On a wooded half-acre tucked between Cheekwood and the Warner Parks, this 5,500-square-foot home looks like a classic from an earlier time, though it’s just 5 years old.

The five-bedroom house features custom millwork and high-end appliances in a “luxurious white kitchen” with French doors opening to the forested yard.

A new build that (blessedly) fits in with its older Oak Hill neighbors, this 5,600-square-foot home features a master bedroom with 19-foot ceilings, two fireplaces inside and another outside and (again blessedly) mature trees, proving to everyone that a piece of land doesn’t have to be clear-cut to accommodate a new house.
