Spring homebuying season has been so frenzied that Nashville Predators star Viktor Arvidsson’s purchase last month of a $1.975 million home near Cheekwood Botanical Gardens didn’t even crack April’s list. One anonymous trust, registered to a regular business manager for music and film stars, bought a home on Belle Meade Boulevard, and a couple Williamson County estates with their own names traded hands. 

Below are April’s top 10 home sales in Nashville and the surrounding counties, ranked by sale price.

 

1. 5005 Lilly Valley Trail, Franklin

Buyer: Unknown (Allen Lentz, Trustee)

Sale price: $5.4 million

Sellers: Stephen L. Pearson and Dorene Jean Pearson

Sellers and buyer’s agents: Martin Warren, Zeitlin & Co. Realtors, and Tim Thompson, Tim Thompson Premier Realtors

This named estate (Highbrow Hill) sits on nearly 50 acres near downtown Franklin and Leipers Fork Village. The home, which spans more than 10,000 square feet, has eight bedrooms, eight full bathrooms and a barn.

2. 704 Brass Lantern Place, Brentwood

Sale price: $2.9 million

Sellers: Mark Degner and Deborah Degner

Sellers’ agent: Elizabeth Crockett, Benchmark Realty

Sold by Mark Degner — former chief investment officer at Southern Land Co. and now the CEO of an Atlanta-based self-storage company — this Brentwood home features six bedrooms, nearly 10,000 square feet of breathing room, an outdoor pool and a media room. The house, originally listed a year ago, also has five fireplaces and an elevator.

Sale price: $2.6 million

This Belle Meade home, built a little more than a century ago, was sold by Pharos Capital Group co-founder and former Prison Realty Trust chief operating officer Michael Devlin and his wife Roxanna. It features an in-ground pool, a guest house and two acres of mature trees. 

4. 5685 Pinewood Road, Franklin

Buyer: Beverly Babb Elliott

Sale price: $2.5 million

Seller: Elynor Smith

Seller’s agent: Richard French, French King Fine Properties

Buyer’s agent: Unknown

This country estate is dubbed Crestview. It sits on 57 acres with two pastures and ponds, a barn and a cabin, and it has four bedrooms. Seller Elynor Smith is the widow of a Franklin businessman who at various times owned a spa chain and commercial door company.

Buyers: Kevin Jarvis and Elizabeth Jarvis

Sale price: $2.375 million

This Brentwood home is 7,392 square feet, and yet the listing proclaims its functional layout “has no wasted space.” The features of this house in a gated community include a bar with an outdoor patio, a media room, an outdoor fireplace and separate showers for the master bedroom. 

6. 515 Belle Meade Blvd., 37205

Buyer: The Lionwolf Trust

Sale price: $2.35 million

Sellers: Gregory Powell and Andrea Powell

Though little information is publicly available about the buyer of this 5,882-square-foot Belle Meade home, the trustee responsible manages the business affairs for a roster of clients that includes international touring musicians, athletes and film actors, according to his firm’s website. The Powells purchased the home for $1.4 million in March 2008.

This home’s outdoor entertaining space includes a pool, a hot tub, a cooking area and a fireplace. The inside isn’t too bad either, with six suite-style bedrooms, a sauna and a workout room, which would come in handy if the buyer is the same Logan Ryan who was signed as a cornerback by the Titans last year. 

8. 301 Lionheart Way, Franklin

Sale price: $2.2 million

Completed last year, this new construction features an outdoor kitchen, a hot tub and a six-hole putting green. Its wine cellar has room for 900 bottles (roughly 5,000 glasses’ worth, depending on serving size).

Sale price: $2.125 million

The Silvas purchased a home a couple of miles away from this one for more than twice the price in January. Their starter home spans more than 6,000 square feet with six bedrooms and full bathrooms. Its outdoor space includes a patio with a fireplace and fire pit.

“Chic one level living” proclaims the listing for this Belle Meade home. The midcentury construction was recently renovated and features an in-ground pool.
