March was a tough month for real estate in Nashville. It was the first time in nearly three years that home sales were down in a year-over-year comparison. Inventory appears to be tightening across the market, and Headline Homes isn't immune to that reality.
After a run in which 20 or more homes sold for more than $1 million each month, just 14 houses in the area cracked seven figures. What's more, there were none sold with a boffo price tag; after regularly including sales of $3 million or more, the list this month topped out at "just" $2 million.
HH is almost exclusively newer luxury homes, as well, and the vast majority is in Williamson County.
These are the top 10 home sales in Davidson and surrounding counties for March, ranked by sale price:
1. 5 Oxmoor Court, Brentwood, 37027

Custom-built on the fourth green at the Governors Club, 5 Oxmoor is in "MODEL HOME CONDITION," according to the listing. It does have all the standard luxuries — media room, billiard room, home gym, elevator and a free-standing spiral staircase.
The buyer is a Delaware-based LLC that makes high-end home purchases throughout the country. Mr. Effner is a senior vice president for Nashville-based Logan's Roadhouse.
2. 7129 Brandon Park Court, Franklin, 37064

Buyer Ted Bertuca is a McDonald's franchisee whose complicated divorce made it all the way to the Tennessee Court of Appeals in 2012.

This home is in the Hooker Hills subdivision of Franklin, which makes its street address on John J Court a pretty enjoyable play on words for Tennessee political nerds. The home is all brick and stone on a 3.5 acre lot that includes a private lake. Plus, there's a saltwater pool and a hot tub.

William Chapman IV comes through as he frequently does with a lock-tight trust with no clue as to the new owner of this — "one of Nashville's most admired homes" with a "Cheekwood-like yard." Built in 1996, the house has "one of the best wine cellars I have ever seen with an old world styled tasting room," according to the selling agent.
While the new wine-lover is a mystery, seller R. Riley Sweat is a managing director at Raymond James.

Seller Chris Howard is an executive VP at Acadia Healthcare.

Much of the appeal of moving to Gallatin is waterfront living, and the home on Dickerson Bay certainly offers that, with a deepwater dock and two lifts for personal watercraft. There are three decks overlooking the water for those days when the weather isn't right for a cruise.

Dr. Fred Kirk Bowles is an ophthalmologist and an instructor at Vanderbilt Medical School. Jeff Zager is staff attorney for the Tennessee Supreme Court. His wife, Susan, has served on the boards of a number of community organizations.
8. 520 Excalibur Court, Franklin, 37067
