March was a tough month for real estate in Nashville. It was the first time in nearly three years that home sales were down in a year-over-year comparison. Inventory appears to be tightening across the market, and Headline Homes isn't immune to that reality.

After a run in which 20 or more homes sold for more than $1 million each month, just 14 houses in the area cracked seven figures. What's more, there were none sold with a boffo price tag; after regularly including sales of $3 million or more, the list this month topped out at "just" $2 million.

HH is almost exclusively newer luxury homes, as well, and the vast majority is in Williamson County.

These are the top 10 home sales in Davidson and surrounding counties for March, ranked by sale price:

1. 5 Oxmoor Court, Brentwood, 37027

Buyer: PV Burton LLC

Sell price: $2 million

Sellers: Robert R. and Stacey Effner

Sellers' agent: Jack S. Miller, Parks

Buyer's agent: Hennie B. Morris, Weichert Realtors The Andrews Group

Custom-built on the fourth green at the Governors Club, 5 Oxmoor is in "MODEL HOME CONDITION," according to the listing. It does have all the standard luxuries — media room, billiard room, home gym, elevator and a free-standing spiral staircase.

The buyer is a Delaware-based LLC that makes high-end home purchases throughout the country. Mr. Effner is a senior vice president for Nashville-based Logan's Roadhouse.

2. 7129 Brandon Park Court, Franklin, 37064

Buyer: Theodore J. Bertuca

Sell price: $1.8 million

Sellers: Michael E. and Melody J. Smiley

Sellers' agents: Mamie McArthur Sanders and Brent M. Sanders, McArthur Sanders Real Estate

Buyer's agent: Guy A. Richie, Worth Properties

This 9,000-square-footer sits on four acres, which, according to the listing, allows for two horses. The home itself includes a surround-sound theater with tiered seating and its own bar.

Buyer Ted Bertuca is a McDonald's franchisee whose complicated divorce made it all the way to the Tennessee Court of Appeals in 2012.

3. 2013 John J Court, Franklin, 37067

Buyer: W Real Estate Trust, Sullivan F. Marsden, trustee

Sell price: $1.75 million

Sellers: William J. and Robin W. O'Shields

Sellers' agent: Laura Baugh, Worth Properties

Buyer's agent: Karen Card, Hodges and Fooshee Realty

This home is in the Hooker Hills subdivision of Franklin, which makes its street address on John J Court a pretty enjoyable play on words for Tennessee political nerds. The home is all brick and stone on a 3.5 acre lot that includes a private lake. Plus, there's a saltwater pool and a hot tub.

4. 426 Lynnwood Blvd., Belle Meade, 37205

Buyer: 426 Lynnwood Trust, William Chapman IV, trustee

Sell price: $1,656,250

Sellers: R. Riley and Wende W. Sweat

Sellers' agent: Janie Barrier, Pilkerton Realtors

Buyer's agent: Sam L. Coleman, Fridrich & Clark Realty

William Chapman IV comes through as he frequently does with a lock-tight trust with no clue as to the new owner of this  — "one of Nashville's most admired homes" with a "Cheekwood-like yard." Built in 1996, the house has "one of the best wine cellars I have ever seen with an old world styled tasting room," according to the selling agent.

While the new wine-lover is a mystery, seller R. Riley Sweat is a managing director at Raymond James.

5. 939 Oak Valley Lane, Nashville, 37220

Buyers: James and Michelle B. Hiller

Sell price: $1.45 million

Sellers: Chris & Angie P. Howard

Sellers' agent: Caroline Cook, Worth Properties

Buyers' agent: Lee C. Williams, Williams & Company

Call the Happy Face Truck, Mr. Hiller, you've got a new home. James Hiller — president of the Nashville-area plumbing company with the catchy jingle — picks up this 5,900-square-foot Tudor in Oak Hill. It has plenty of bathrooms — four full and two half — so maybe that was part of the appeal.

Seller Chris Howard is an executive VP at Acadia Healthcare.

6. 1455 Dickerson Bay Drive, Gallatin, 37066

Buyers: Mindy M. and Jeffrey S. Thompson

Sell price: $1.255 million

Sellers: Terrance and Sonya S. Frazier

Sellers' agent: Shawn Jackson, Halo Realty

Buyers' agent: Mark Williams, Halo Realty

Much of the appeal of moving to Gallatin is waterfront living, and the home on Dickerson Bay certainly offers that, with a deepwater dock and two lifts for personal watercraft. There are three decks overlooking the water for those days when the weather isn't right for a cruise.

7. 2111 Hampton Avenue, Nashville, 37215

Buyers: Catherine S. and Fred Kirk Bowles

Sell price: $1.23 million

Sellers: Susan R. and Jeff Zager

Sellers' agent: Prudy Nichol, Parks

Buyers' agent: Barbara Moutenot, Village Real Estate Services

Most of the homes this month hardly date beyond the George W. Bush administration, but this one goes all the way back to the days of FDR. Built in 1936, it has "large formal rooms" and a "huge family room" to go with a cozy, wood-paneled den, and it's all been "impeccably maintained."

Dr. Fred Kirk Bowles is an ophthalmologist and an instructor at Vanderbilt Medical School. Jeff Zager is staff attorney for the Tennessee Supreme Court. His wife, Susan, has served on the boards of a number of community organizations.

8. 520 Excalibur Court, Franklin, 37067

Buyers: Erion and Joana Qamirani

Sell price: $1.16 million

Sellers: James and McClain Franks

Sellers' agent: McClain Holloway Franks, Battle Ground Realty

Buyers' agent: Fred A. Garrow, Re/Max Elite

This is the first of two big sales for McClain Franks, this time selling her own home to orthopedic surgeon Erion Qamirani.

This 4,800-square-footer is just 1 year old and has five bedrooms and a "keeping room" and sits on a private site fronting a wooded park.

9. 9565 Hampton Reserve Drive, Brentwood, 37027

Buyer: Nanette Mossey Trust, Daniel Kris Wiatr, trustee

Sell price: $1,155,900

Seller: Tennessee Valley Homes Inc.

Seller's agent: McClain Holloway Franks, Battle Ground Realty

Buyers' agent: Stephan Tipton, Christianson, Patterson, Courtney & Associates

This time, Mrs. Franks sells for a homebuilder on one of the last vacant sites in the coveted Hampton Reserve. The site, of course, is not vacant now. The home is 5,200 square feet and includes a home theater.

10. 5521 Hawks Landing Drive, Arrington, 37014

Buyers: David M. Kinder and Julie A. Pewitt

Sell price: $1.075 million

Sellers: Jeffrey Friedman and Ann De Wees Allen

Sellers' agent: Jessica Johnson, Village Real Estate Services

Buyers' agent: Vikie Lowe, Bob Parks Realty

This French-style home sits on three acres in rural Arrington. Appointed with top-of-the-line fixtures — marble and granite everywhere, Viking appliances in the kitchen — it promises beautiful creek views and includes a huge bonus room and an unfinished storage room, which could be a nearly-as-huge bonus room.
