A former Nomar Garciaparra teammate and the estate of the Possum himself land on June's list of top sales

This month's big talker on our list of top home sales comes in at No. 4, a rarity for the estate of the seller, a legend who was used to topping the charts when he wasn't raising Cain.

Another interesting transfer comes out of an unlikely sojourn to Dickson County, where the property includes the geographic feature that gave a tiny town its name. The list also includes a friend of Red Sox legend Nomar Garciaparra, whose son has had some baseball success even at a young age. Of course, our Top 10 is filled out with the usual array of financiers, doctors and health care types. There were 57 homes sold in the Nashville area in June for at least $1 million — a massive figure. These are the Top 10 sold in June in Davidson and surrounding counties, ranked by sale price.

1. 1024 Tyne Blvd., Oak Hill, 37220

Buyers: Gregory S. and Pamela Clayton

Sale price: $3.499 million

This nearly 12,000-square-foot home on nearly 3.5 gated acres in Oak Hill is just a decade old, but it's been renovated recently. It has three kitchens: an everyday kitchen, a caterers' kitchen and an outdoor kitchen. Plus there's a theater, a guest suite and a guesthouse. There are "breathtaking: terraces and a pool, all atop a "golf-course caliber" lawn.

It's not unusual for an agent to sell a home in Belle Meade based on location. Like attracts like, and the Headline Homes set wants to live amid other members of the Headline Homes set. So desirable is a Belle Meade address that there have been homes on this list in the past that were not in Belle Meade, but were sold as in the "Belle Meade area." That said, rarely is a Belle Meade address sold on its convenience (except, of course, for its convenience to The Club). But 4508 Millrace's listing agent — Headline Homes all-star Steve Fridrich — spent precious characters in the listing boasting how easy it is to get to hospitals, shopping, universities and even the interstate from the tony address.

Whether that convinced the Collinges — he's an orthopedic surgeon with a focus on reconstruction and post-trauma surgery — to fork over more than $2 million is unclear. Maybe instead it was the "English style" with "warmth and charm" or the slate roof or the copper gutters or the state-of-the-art security and irrigation systems.

Seller Stuart Smith is also an orthopedic surgeon. He focuses on joint replacement.

3. 9351 Split Log Road, Brentwood, 37027

This 17-room estate on more than 6.5 acres near Cool Springs has a three-bay carriage house, or as most folks call it, a three-car garage. Unless, of course, the Winns actually do have carriages. Headline Homes tries not to be presumptuous.

Open the door and walk through this world with me. Let's go on the grand tour of this colonial, a 9,600-square-footer on nearly 25 acres, which includes two barns, an office (separate from the main house), a storage building and an RV garage that could just house a tour bus, if needed.

In fact, it was needed by the previous owners. Nancy Jones is the widow of country music great George Jones.

There are gathering rooms and sunrooms, each with a window up above.

The race wasn't on for the Possum's lair. It spent more than three months on the market and sold for nearly $1 million less than its list. But still, at nearly $2 million, you can't say there was no money in this deal.

"Amazing gardens create 'rooms.' " No idea what this means, but let's assume this curious sentence in the listing is referring to the landscaping at this 1928 Belle Meade classic and not the home itself (although we can all agree that a house made of living plants would be something to see, indeed).

Another rarity: The guesthouse is a two-bedroom.

Our monthly new build in Windstone has an elevator, a covered porch with fireplace and a gourmet kitchen. Whatever updates the Romines requested resulted in a price more than a quarter-million more than the original ask.

This home is a "sports fanatic's dream" with an indoor basketball court, indoor training facility and a weight room. In addition to the 8,000 square feet of living space, the home offers more than 1,200 feet of covered porches, offering "spectacular" views.

It makes sense that the home would have all these sports extras. Scott Byers, now a vice president of sales at United Data Technologies, played college baseball at Georgia Tech and finished his college career with a .335 average and 31 home runs. Those Yellow Jacket teams included future All-Star shortstop Nomar Garciaparra. The Byerses' son, Drew, was a member of the South Nashville team that made it to the Little League World Series in 2014.

The Gilberts sold this month's top home and buy here at No. 8, pocketing a cool $1.7 million or so in the process.

The library smells of rich mahogany and the home has six bedrooms and a private backyard.

Dickson doc Rolland Luplow and wife Andrea, a nurse, sell 72 forested acres, which include the literal White Bluff that gave the town its name, as well as two spring-fed creeks and waterfalls.

The home itself is seven years old and checks in at a smidge over 4,400 square feet.
